Following the success of the inaugural condominium pre-sale campaign at Colwood’s oceanfront community known as The Beachlands, Reliance Properties and Seacliff Properties have announced the project’s first release of oceanfront single-family custom home sites, Citified has learned.
21 single-family-home lots sized from just under 4,000 square feet to over 6,000 square feet (see project
website; view
Citified profile) are now available to those seeking the rare opportunity to build their dream home in an oceanfront community with nearby access to modern commercial amenities, 50 acres of outdoor recreation, trails and beaches, and proximity to Victoria’s burgeoning West Shore.
Situated on 134 acres of prime waterfront land that spans 1.4 kilometres of what has been described as extraordinary shoreline, The Beachlands is a Salish Sea-fronting community (centred on Metchosin Road at Latoria Boulevard), where at completion, 2,850 residences will be constructed in condominium, townhome and single-family forms, with significant retail and professional service spaces planned.
Set on a dramatic landform overlooking the Salish Sea, single-family home lots are situated in the inaugural neighbourhood of the community known as The Bluffs, providing purchasers with a variety of view options, the development team says, which include what the proponent calls “dramatic coastline views,” vistas towards downtown Victoria, Esquimalt and Washington State’s incredible Olympic Mountain Range, and extensive landscaping of the surrounding neighbourhood.
“When buyers come from across Canada, it affirms our vision of The Beachlands as a coveted destination community with ocean views, modern coastal design, and exceptional lifestyle amenities,” says Jon Stovell, President of Reliance Properties.

The development’s comprehensive community masterplan provides homeowners with detailed design guidelines that take the guesswork out of custom home building, and can support purchasers through a preferred builder program to make the construction process as streamlined as possible. The Beachlands’ preferred builders is a curated network of experienced building professionals who meet the developers’ high standards for quality, efficiency, and design.
“Community is at the heart of The Beachlands, and our early sales success shows that people are looking for neighborhoods where they can live, connect, and grow.” says Georgia Desjardins, Vice President of Development with Seacliff Properties.
With Royal Bay Secondary School located just a few minutes’ walk from The Beachlands, and an upcoming elementary school planned for the area, the community will appeal to families through its multi-generational focus on retail services, commercial spaces, educational spaces and family-oriented natural amenities that connect the development with the Salish Sea, parkland and natural spaces in Colwood and Metchosin. The Beachlands includes many park offerings across the 50-acres of ocean front and ocean view parkland, including a natural amphitheatre and a central plaza that is expected to become a local and regional destination.
The Beachlands is well connected to the very best of the West Shore’s dining and cultural scene, with more than 50 restaurants, pubs, cafes, and bakeries in the area catering to casual bites and fine dining. Three full-service grocery stores are nearby, plus big-box shopping (like Costco, Home Depot, Rona and many other notable retailers) is easily accessible in Langford.
And just next door, The Commons at Royal Bay provides many services for everyday shopping, banking and retail needs. Additionally, a second phase of commercial spaces (now under construction and known as Arbutus Landing) is expected to complete next year with even more variety.
From Montessori schools to universities, the West Shore is well served by educational institutions within a drive as short as eight minutes. The newly opened John Horgan joint University of Victoria, Camosun College and Royal Roads University campus has brought learning institutions to downtown Langford, making post-secondary education options much easier to access among West Shore residents.

As for healthcare, Colwood is at the forefront of a paradigm shift in attracting doctors, where municipal supports allow practitioners to focus on providing healthcare in lieu of managing complex staffing needs and operations of a medical clinic. This novel approach has allowed the municipality to attract new doctors, retain healthcare professionals and provide guidance to other jurisdictions working towards supporting sustainable healthcare models. And the Victoria General Hospital campus is just a 15-minute drive from The Beachlands, where emergency care services are available, along with numerous associated healthcare services nearby.
Meanwhile, construction is well underway on
Origin, which broke ground as The Beachlands first condominium release, that will deliver 181 one through three-bedroom suites and townhomes by 2027. The duo of six-storey residences and a collection of street-oriented townhomes offer modern west coast architectural flair with sought after amenities, in-home climate control and easy access to the community’s growing roster of retail destinations.
