A cohousing condominium proposal is moving through the approvals process in the Township of Esquimalt for a duo of parcels opposite the town’s Esquimalt Plaza retail centre, Citified has learned.
 
 
Esquimalt Village Cohousing (see profile) associated to a Sooke-based mailing address during construction, has submitted a rezoning application to permit a six-storey, 33-unit cohousing block at 1140 and 1148 Esquimalt Road at Fernhill Road, currently home to two duplex structures.
 
The organization’s plans call for a mix of one through three-bedroom suites, built and delivered with “no profit motive driving decisions,” and a “commitment to creating high-quality homes at cost.”
 
Esquimalt Village will include ample indoor and outdoor resident amenity spaces, according to plans.
 
Cohousing in the Capital, while relatively rare on the development landscape, has seen several projects reach successful completion in recent years. Citified’s tracking of development activity shows two projects reached occupancy in 2021, a six-storey build along Sooke’s harbourfront and a four-storey complex in Sidney’s core on the Saanich Peninsula.
 
Relatively uncommon in BC, market-priced strata-titled cohousing (not to be confused with co-operative rental housing) has garnered interest in recent years as an alternative model to traditional condominium residences conceived of and brought to market by a development firm, which upon occupancy, operates with a resident-elected oversight committee known as a strata council.
 
In lieu of such a council, cohousing utilizes a consensus-based approach to decision making where all owners have the opportunity to decide on property maintenance issues and building operations.
 
 
Cohousing development concepts are typically borne out of a collective plan by future resident-owners, rather than development firms or builders, which may lead to a cost savings for purchasers and yield a more bespoke final product.
 
Future home sales within a cohousing build follow the same buying and selling process as traditional strata-titled units. Absent of covenants, the value of cohousing homes can be market-driven. C
