A new-build community of move in-ready single-family homes in Sooke’s oceanside town centre has announced a notable price adjustment that positions its offerings into an affordability category not seen in years, Citified has learned.

profile), under construction along Wadams Way at Church Road opposite Sooke’s new library, is the latest south Island development from luxury housing builder-developer Aragon Properties, which as of this spring, is selling three and four-bedroom homes priced from a market-leading, and seriously head-turning, $799,900.
“The value proposition for these modern, spacious and avant-garde brand new homes is tremendous when compared to price points of new-build single-family houses throughout southern Vancouver Island,” says Jessica Wageman, Wadams Farm’s sales manager.
Wageman adds, that “Wadams Farm represents a high-end offering at extremely competitive price points well below comparable new-builds in Greater Victoria. The response for new rental homes in Sooke has been tremendous, the company notes, and cites feedback from renters who say their needs for new, townhome-style rentals are being met at The Village. And coming soon to the development is a social hub featuring an amenity clubhouse that is nearing completion at the heart of Wadams Farm, Moy confirms, where all residents will have access to a private amenity for gatherings over meals with a communal kitchen, work-from-home meeting and office spaces, and outdoor recreation areas.
Wadams Farm’s location is the most accessible among Sooke’s subdivisions, situated within short walking distance of Sooke’s town core where a wide array of shopping and dining amenities, healthcare services, the Sooke library, and an upcoming expanded medical clinic are conveniently nearby. Sooke Elementary, Poirier Elementary and Journey Middle School are all just minutes away, as are parks, a new dog run, and multi-use trails.
Transit connectivity throughout Sooke and to either Langford or downtown Victoria has already seen expansion in 2026, while additional in-town transit services are coming this year and into the decade as part of a significant investment into Sooke’s inter-municipal transit connectivity. Currently, all-day transit services connect Sooke with the rest of the Capital Region via bus stops in close proximity to Wadams Farm, giving commuters the option of two routings into Victoria’s core as routes #61 and #65, plus upcoming regional routes will service Wadams Farm directly.
Car commuters, meanwhile, continue to benefit from ongoing investments into Highway 14, the main traffic artery connecting Sooke with the West Shore and on to Victoria, where this spring the Provincial government will launch its latest project to improve traffic flows and add a controlled intersection east of the Sooke River Bridge, at Idlemore Road. This follows a newly-built four-lane highway expansion at Gillespie Road, and a controlled intersection at Sooke River Road. Future improvements are earmarked for west of the Sooke River Bridge in Sooke’s town centre, as is an in-town bypass route planned to connect Wadams Farm directly to SEAPARC rec centre and Highway 14 via Throup Road.

As a growing community, Sooke is positioned to benefit from a new generation of retail expansion already on the horizon as part of multiple upcoming projects in the town centre that include a new retail plaza slated for west of Otter Point Road along Highway 14. A third grocery store and an infusion of retail offerings are planned as part of that shopping node, that will get underway once municipal approvals have been granted.
Wageman says Sooke is at the precipice of historic investment into the public realm, infrastructure and retail options, “that come with a growing community and its evolving expectations, making the current time an exceptional entry point for homebuyers.”
“Known for decades as a quaint bedroom community of Victoria, Sooke is now among the fastest growing regions in British Columbia, and being a town in a coastal setting on the edge of vast rainforest, people from all walks of life looking for a semi-rural, west coast ambiance are choosing Sooke for its moderate housing prices, walkable setting, and outdoor recreation options,” Wageman said.
As for real-estate values, Wageman says that for the time being, Sooke remains the most price-competitive community in Greater Victoria, and that presents a tangible opportunity for first-time buyers, retirees, downsizers and entry-level buyers.
“A key metric for buyers to recognize, is that if Wadams Farm were to be built in a community like Saanich, or View Royal or Langford, the cost there just for the land, would approach or surpass the price of a move in-ready residence at Wadams Farm in Sooke. Today, buyers are still able to take advantage of lower land costs in Sooke, and for the price of a downtown Victoria condominium, or a building lot in Saanich, a beautiful, move in-ready new home with a detached garage, front and rear yard space, and in short walking distance to the heart of Sooke, is available for under $800,000. Opportunities like this are rare, and once they’re gone, they’re gone.”
