A downtown Victoria rental tower newly completed along the 800-block of Fort Street has achieved a rapid-fire uptake rate since its lease-up program began earlier this year, the developer says.
 
 
Known as 825 Fort (view profile), the 11-storey tower is 75% leased across its 119 residential units in studio, one, two and three-bedroom layouts starting from a monthly rate of $1,599, indicating demand for city centre new-build suites remains a strong asset class for south Island real-estate.
 
Construction of 825 Fort began in 2022 at the hands of Vancouver-based The Salient Group, with move-ins starting this month. Salient’s President Robert Fung says of the company’s latest project in Victoria, which incorporated notable heritage blocks as part of the tower’s podium, has resonated with tenants over its up-market interiors and landmark design. 
 
“Our goal with 825 Fort was to create rental housing that thoughtfully integrates with Victoria’s architectural heritage while delivering a modern, elevated living experience for today’s urban renter,” Fung told Citified, adding that “we are both delighted and humbled by the tremendous response from the community and by the many residents who have already chosen to call 825 Fort home.”
 
The project rose on the site of a former Turkish bath and furniture store, and more recently, a Canadian Forces recruitment centre. Vancouver-based architecture firm MCMP drew inspiration from two multi-storey heritage buildings dating to the early 20th century, and partially retained their Fort Street frontage. This allowed the development team to create unique residential interiors accommodating the distinct facades.
 
In terms of amenities, the tower includes a rooftop terrace with barrel sauna, a yoga area, gas fire pits, and unimpeded views of Victoria’s city centre, plus extensive bicycle storage accommodations. Parking is in the form of a multi-storey underground parkade, and includes electric vehicle chargers.
 
 
Five retail spaces are situated along the ground floor, providing sought after avant-garde business opportunities in the 800-block of Fort Street’s eclectic retail scene, that for generations was known as Antique Row.

The development is also noteworthy for the City of Victoria, in that its massing was amended post-approvals to add an additional floor while crews were preparing the building’s underground component. In the fall of 2023 Victoria council granted Salient an 11th storey and 14 more homes, a rare move, albeit one that made practical sense at the time and worked to address the core’s housing shortage.
 
In September of 2023, Fund said, that “since [825 Fort’s] rezoning, the City modified its Downtown Core Area Plan to permit a building of up to 12 storeys at our site, which means we can add an extra floor with minimal effort, and do so in a neighbourhood where heights already exceed the storeys we’ve been approved with.” C
